Building or renovating a home is one of the biggest investments you’ll make, and a Master Build Guarantee is one of the simplest ways to protect it. It’s a 10-year guarantee offered only by Registered Master Builders, and it covers you from the day you pay your deposit to a decade after you move in.
As Registered Master Builders, we’re asked about it on almost every project. Here’s what it covers, what it costs and how it works.
What is a Master Build Guarantee?
A Master Build Guarantee is an independent guarantee provided by the Registered Master Builders Association of New Zealand. It sits alongside your building contract, not inside it, so it protects you even if your builder can’t finish the job or is no longer trading.
Only a Master Builders member can offer it. It isn’t automatic: you apply for it with your builder before any work starts on site.

What it covers
The guarantee works in stages, following your build from deposit to the years after handover.
| Stage | What it protects | Limit |
|---|---|---|
| Loss of deposit | Your deposit, if the builder can’t start the job (for example, liquidation) | $50,000 or 10% of the contract value, whichever is less |
| Non-completion | Finishing the build, if the builder can’t complete it once work has started on site | $500,000 or 20% of the contract value, whichever is less |
| Materials and workmanship | Work that doesn’t match the contract, or defects left unresolved at the final review | 2 years from practical completion |
| Structural defects | Failure of load-bearing parts, or damage that makes the home unsafe or uninhabitable | 10 years from the guarantee’s acceptance date |
| Temporary accommodation | Somewhere to stay if you need to move out while a claim is repaired | Up to $10,000 |
Total claims are capped at $1 million or your contract value, whichever is less.

How it compares with your legal protections
New Zealand law already gives homeowners implied warranties under the Building Act and some cover under the Consumer Guarantees Act. The catch is that these depend on your builder still being in business to put things right.
The law also gives you no protection for your deposit or for a build left unfinished. Those are the two moments when homeowners are most exposed, and they’re exactly where the Master Build Guarantee steps in.
What it costs
For a new home, the guarantee typically costs less than 1% of the build. It’s priced in bands by contract value, including GST.
| Contract value | Full cover | Partial cover |
|---|---|---|
| $30,000 to $200,000 | $910 | $730 |
| $1,000,001 to $1.5 million | $2,665 | $2,120 |
| $3,500,001 to $4 million | $6,325 | $5,500 |
Partial cover leaves out the loss of deposit and non-completion stages. Contracts of $4 million or more aren’t eligible.
How to get one
- Choose a Registered Master Builder. Only members can offer the guarantee.
- Complete the application with your builder when you sign your building contract.
- Wait for approval before work starts. You aren’t covered until Master Builders confirms it, usually within 14 days.
- Keep your guarantee certificate with your property documents.
If you decide not to take it, you’ll be asked to sign a waiver, which your builder lodges with Master Builders.

Renovations and selling your home
The guarantee isn’t only for new builds. It also covers renovations, extensions and alterations carried out under a Master Builders contract.
It can also add value when you sell. Once the build is complete, the guarantee can be transferred to the new owners, as long as the transfer is requested within 90 days of settlement. The cover period doesn’t restart, but the new owners inherit what’s left of it.
